Design/ Build firm is able to produce plans for less money than an
architect firm. This is only part of the savings of working with a
design/build firm. When viewing the project in 3D you are able to
identify any areas that you may not have been able to envision on a
paper plan, such as window angles, light fixtures, etc. This allows
the changes to be made prior to construction saving many costly days
trying to make changes mid-production.
~Time- Due to
the working relationship between the builder, the designer, and the
homeowner we are able to work together as a team right from the
start so there is more productivity during the design phase and less
changes during the building phase. Each member knows their role and
is able to raise any design/construction issues during the design
period.

For a big project don't
I have to have an architect?
No, it is a common misconception
that an architect is needed to produce plans for permits. The plans
however do need to be structurally sound and stamped by an engineer this
service is available as part of our design/build firm.
What if we
already have plans?
We do offer the
services of our remodeling firm even if you already have plans.
Do I need plans
for a small job or remodel of existing space?
Some jobs may not
need full blown, stamped plans, however we have found remodeling
goes smoother when everyone can see what the end result should look
like. We consider it preventative maintenance, the cost is minimal
upfront to prevent changes during the remodeling process, that may
result in additional costs as well as added time delays.
What are the fees
for a design/build program?
The fee schedule is
determined by many factors. The cost of doing a small project is a
flat fee while a bigger project that involves more from the designer
and the builder is based on a percentage of the project total.
How do I know
what is happening with my job day to day?
You as the client
will have access to your e-folder 24/7. The e-folder will contain
pictures of the existing conditions, the proposed or finalized plans
with a 3D walk through version, and when your project begins
pictures of the project in progress. It also has a log of when each
phase begins as well as e-mail links for all involved.
